The tear-off process sets the stage for the day. A quality roofing contractor will begin by strategically placing plywood sheets and tarps to protect your property and landscaping. As your old roof is removed, all the debris will be placed in a dumpster for easy disposal.
Although we will do a roof inspection before we schedule your roof replacement, we can’t get a full picture of what was underneath your old roof until it’s been removed. After we remove the old roof, we will thoroughly inspect the roof deck to ensure we find and replace any rotted wood or other defects. During this process, we will secure any loose decking with roofing nails and remove any nails sticking up from the roof removal process. We will finish this stage by sweeping the roof deck of any remaining debris.
A custom ventilation plan for proper roof ventilation should have been designed during your roof inspection. Ventilation is essential for avoiding mold, wood rot, roof deck bowing, and premature shingle failure. With a ventilation design, inlet and outlet ventilation will work together to allow air movement through the attic space. At this stage in the roof replacement process, that design will be executed, with adjustments to existing vents and installation of additional vents.
At this stage, the drip edge, ice guard, and underlayment will be installed in a specific order to ensure your roof will stay leak-free and long-lasting. The effectiveness will be impacted if this process is done out of order. The drip edge will be installed along the eaves, followed by the weather guard. After this, an underlayment will be installed to the full roof, with a drip edge on the rake ends as this layer of materials finishes. Your contractor will talk you through the material choices for each protection.
We begin this stage with starter shingles installed at the eaves, as we find that this better protects your roof eaves from wind damage and will create a better seal. After this, shingles are installed with step flashing weaved in for the most effective water-shedding to prevent water infiltration. During the shingle installation, we will replace all flashings to prevent leaks. Homeowners should verify flashing replacement, as skipping this step can void the manufacturer’s warranty. Counter-flashing will be installed around the chimneys and any other masonry. Shingles will be carefully laid and nailed to form a strong layer.
The final stage of installation is hip and ridge caps that are specifically designed for these areas for a durable and long-lasting roof. It’s important to make sure your roofing contractor is using the correct material and is not using old three-tab shingles to make a cheap cap.
A full roof replacement should include clean-up and disposal. If the roof removal was done correctly, this should be a quick process but should consist of inspecting your property for any roofing nails or debris on your lawn. The old roofing materials will be disposed of properly, and the dumpster will be removed from your property.
